Window Sash Repairs

Sashes for windows must be inspected regularly for signs of mold, mildew, and damage. You can reduce the cost of repairs in the future by catching problems in the early stages, before they become too much.

The sash is the internal framing that moves vertically up or down in windows that open. This article will show you how to perform simple repairs to sash.

Weather Stripping

Wooden window sashes are a great way to add a classic look to your home. They are also durable and will last for many years if they are properly maintained. They can, however, be damaged or degraded over time due to exposure or normal wear. Sash repair specialists can restore windows back to their original condition and maintain their appearance much longer than replacement windows.

The first step to sash window repairs is addressing weather stripping. It's found on both the sash and frame. If it's loose or worn out, it can lead to drafts and other problems. Start by identifying the brand of window and the glass manufacturer's date (etched on the corner of the glass or the aluminum spacers between panes). Take the sash off, and mark its size and width so that you can get new weather stripping that is compatible with the original.

Then, take the sash from its holder, and place it on an even surface that allows you to reach all four sides. If your sash has a double-hung, you'll need to remove the weights as well as their ropes which should have slipped into the intended pocket in the jamb liner. After removing the sash using the utility knife, take off the weather stripping from the old sash by hand or using a putty blade.

After the sash has been cleared it is time to replace the parting stops. These are long pieces that split the sashes. Pam prefers to use standard 1/2-inch by 3/4-inch window trimmings from the lumberyard. However, you can also use for a scrap piece of lumber.

After removing the parting stops and cutting them to the desired length then apply a thin layer of glazing compound on the bottom of the sash. Smooth the compound with your putty tool, and let it dry for at least one day. Once the putty has fully cured and dried, you can apply an acrylic latex topcoat. This coating will protect the putty and give your sash a new appearance.

Sash Hardware

The hardware that holds the window sashes can wear out over time and with use. This can result in the window or door that is difficult to open or close. The good thing is that fixing and replacing this hardware is typically very simple and cost-effective. If a sash is difficult to operate, try spraying some oil into the jamb channel and then slide it open to see if this solves the issue. If the issue persists it's most likely to be due to the sash's balance. You will need to remove the window sash in order to access the hardware.

Window sashes need to be able to open and close with minimal effort. However, this can be difficult if the weights are worn out or the sash connecting rail isn't properly glazed. This issue could be caused by a number of factors, including lack of maintenance or by an incorrect weight rating for the specific Window repair sash.

If the hinges on the window begin to move, this could cause the sash to drag and eventually hit against the frame at the opposite corner (Photo 1). To remedy the issue, make sure that the sash is in the proper position within the frame opening and then take it off. If the sash is screwed to the hinge arm, you'll need to unscrew the hinge arm and replace it (Photo 2). Install the new sash next (Photo 3).

Old windows, especially those in older houses, can be difficult to close and open because of sagging hinges and general inefficiency. In most cases, a few simple repairs can transform these windows into smooth operation and save homeowners money on energy bills.

To complete these repairs to sash, it's important to have all of the necessary tools lined up before you begin. Begin by marking the location of the hinge channel on the frame using a pencil (Photo 1). This will allow you to position the channel in the correct position after you've finished. Take the sash off, and remove all the hardware, including the parting beads cords, chains, and cords that hold the sash in place. The nozzle shield of the heat gun and medium setting will soften any putty that has been hardened. Take off the old sash and put it in a bag that is labeled.

Sash Weights

If your window sash repairs are to replace a damaged cord or to keep the windows functional, replacing worn out weights on sash can improve sash operation and reduce the energy cost. Sash weights are made of heavy iron or lead cylinders that are enclosed in a concealed cavity and are connected via ropes to the movable window sash. These weights provide counterbalance, allowing the window to be closed and opened without using mechanical or electrical devices. The sash-weights are typically ignored or discarded by homeowners and then turned into scrap when they fail; therefore, you may need to find replacements.

A weight from a sash that fell out of the cavity is difficult to retrieve and you'll need to find a replacement that fits properly. You will also require a new piece of string, a length sashcord and a few sashpulleys for tying the weights you are replacing to the cord.

Mortise and Tenon joints can be used to join windows made of older wood. Hammers and pins can be used to take out the wood pegs that hold the parts together. Most of them have an enormous diameter on one side and a smaller diameter on the other, so it is crucial to take out the smaller-diameter ones first. Later sashes made use of glue instead of pins. They can be cut with a knife and mallets.

Once the sash has been removed, you can take off the stops on the sash and get access to the pockets for weights. This is typically done by drilling an opening in the bottom of each jamb. The hole is then covered with an access panel made of wood which can be removed so that you can view the inside of the frame.

Once you have the sash stopped and the access panel removed, you'll be able to remove the weight of the old sash and replace it with the new. Be sure to weigh the sash first, as the weights you've got may not be the correct size. Once the new weight is installed you can tie a string around it and thread it through the pulley for the sash. Then nail the string to the boxed frame, but leave a few inches of string hanging from the head for future adjustments.

Sash Cords

The majority of double glazed window repairs-hung windows with a history include a chain or cord connected to the weights that supports and keeps the sashes in balance in the jamb. Over time these cords can break, making it difficult to raise the window. A new sash cable will restore the ability to move and lower the sash, and keep it in place when opened.

To replace sash cords the first step is to remove the access panels from the jambs. They are typically installed by screws or nails and must be removed or relocated. It is possible to remove them using a hammer or chisel, however, it is best to lay out dust sheets before starting any work.

Once the access panel is removed, you can start working on the sash. Take the narrow beads (also called "tie rails") out of their grooves with the chisel or flat bar. It's important to take your time as they're often placed in a wedge or nail. If the sash is still in place, pry the mortise and tenon joints free with a screwdriver or hammer, then remove each wood peg. The sash should move around freely now, however it may need some lubrication to make it feel less stiff.

With the sash open Take a measurement of the sash chain to extend from the pulley in the top of the jamb to the sash slot at the bottom. Cut the cord or chain and then attach it as described in Step 6 above. You can use a hammer, nails or screws. However, nails are less likely to cause damage.

If you haven't purchased a kit that replaces the counterbalance system that was in place before, it's best to keep the original balancing weights in place. It's cheap to purchase them from architectural salvage stores and they'll be easy to install once you've got the sash unlocked.
